NEST INVEST specialists have concluded that the reasons for which our clients invest in Lacu Rosu area – Ghilcos – Bicajel – Trei Fantani could be grouped as follows:
Investment driven reasons: short, medium, and long term gains (land purchase for reselling after a short period of time, hotel developments, camp sites, caravan parks, and other real estate projects);
The trend of owning a second home or a holiday home in unique mountain location or as we like to say the urge of building a ”nest” far from the urban jungle.

WHY INVEST?


Swift increase of the land prices. Prices of 2007 are 30% higher then the prices of 2006. We estimate, having taken into account the intentions of our clients (both buyers and sellers), the year 2008 will see a similar increase.

No new planning permissions are issued for new constructions in Lacu Rosu as this is part of the National Reservation ”Cheile Bicazului – Hasmasu Mare”. Given that the only solution for investors is the beautiful valley of the Bicajel river. The local authorities are saying that a hunting park is going to be commissioned in the near future comprising the woodland on the Ghilcos, Suhard and Surduc mountains. These woods rich in wildlife will give the possibility of hunting stag, brown bear and wild pigs. If you are thinking of hunting tours, don’t forget about the fishing of trout in the Bicajel River.
Another important reason for investing here is the low prices of building materials. There is no need to emphasize the fact that the wood material is easy to obtain at a very low price. 9 kilometers from here there is a stone quarry and 20 kilometers from here there is the Heidelberg cement plant selling cement at factory prices.
 The most important reason to invest in Lacu Rosu area is the fact that a new motorway is going to be built in the very near vicinity connecting the capital city of Republic of Moldova – Chisinau and the capital of Hungary – Budapest. As shown on the plans from the Ministry of Transportation, the motorway will pass 10 km from Lacu Rosu granting to this area a very favourable position on the tourism map of Romania also offering the possibility of a better use of the outstanding natural beauty of this area.
 

WHY BUILD YOUR OWN “NEST”?


Low price of land. We still can find land a €6/sqm, solid land suitable both for light wooden houses and for brick houses. The land comes with electricity, telephone lines, internet facility, own sources of drinking water from underground springs.
A very important reason for buying a piece of land here is the outstanding national beauty in the middle of which you can build your holiday home. When purchasing a piece of land, you don’t get only the land, you also get the wild landscape of the Bicajel valley surrounded by the impressive peaks which gives you a feeling of safety in a traditional Romanian place.
If you enjoy winter sports another reason for having your nest built here is that the proximity of the ski resort of Lacu Rosu. The leisure services are low priced in comparison with other well known resorts such as: Poiana Brasov, Azuga, Balea Lac, Durau etc.
The amenities for buying food and other goods are located in Lacu Rosu, the prices exceeding the normal prices by 10 to 20%. For saving on those items you can go on a short trip of half hour to Gheorgheni (24km) or Bicaz (26km) to stock up.
During the time when you don’t leave in the house, NEST INVEST will offer maintenance and management services.

Suggestions


We suggest to those that are going to build their holiday homes here to rent out the house during the period of time they don’t leave in it. For example, if a family wishes to rent the house to friends, acquaintances or tourists for a few days or more, NEST INVEST could do that for you while you are not here. Fees for such services must be agreed in advance. Of course, if the owners do not want to rent out, NEST INVEST could offer only maintenance, supply, heating, pet care and security services.
